PHT Investment Group launched Salinas Cooler Portfolio to make direct investments into a diversified portfolio of assets serving as critical infrastructure for our nation’s Grower-Shippers.

Salinas Cooler Portfolio is structured as an SPV with the purpose of acquiring, developing, and leasing a portfolio of Pre-Cooling and Cold Storage facilities, specialized Pre-Cooling equipment, and clean energy and solar projects supporting the movement of fresh produce from field to table.

Our projects are located in the two largest markets for fresh produce in the country:  Salinas Valley, California and Yuma, Arizona.

As leaders in the acquisition, development & operation of Pre-Cooling, Cold Storage and Processing facilities, PHT will compile the largest portfolio of temperature-controlled facilities for the fresh produce industry in the nation.

GIC Salinas Campus Redevelopment

The Redevelopment of our iconic 28-Acre Commercial Pre-Cooling, Cold Storage & Processing Campus

PHT will acquire, redevelop, operate, and lease a 28-Acre Pre-Cooling, Cold Storage and Processing campus located in Salinas, California. As the anchor project in the Salinas Cooler Portfolio, our 28-Acre campus is shovel ready and will be the first property developed.

Our new state-of-the-art facility will employ renewable energy, automation, and enhanced truck flow to maximize throughput and minimize costs.

There are currently four separate coolers:

  • Cooler 1: 49,126 sq. ft.          
  • Cooler 2: 38,012 sq. ft.             
  • Cooler 3: 57,433 sq. ft.
  • Cooler 4: 63,026 sq. ft.

We are building the most technologically-advanced Pre-Cooling and Cold Storage facility in the nation.

GIC Salinas Campus will be the only facility of its kind to leverage renewable energy, automation, intelligent temperature monitoring, solar-lined shade bay, and enhanced truck flow.

Our design will ensure that the cold chain is never broken, prioritizing food safety, extending shelf life, and significantly improving product quality.

 

Project Details

Upon completion, our new 28-Acre Campus will feature the following:

  • Located in Salinas, CA right off Highway 101
  • 357,000 SF temperature-controlled building including 125,000 SF of cold storage and a 199,000 SF processing facility including office space, raw product space, and cooler for processing
  • 500,000+ SF of solar PV-lined shade bay protecting incoming product from the elements
  • 500+ POV spots and 50 long-haul truck parking stalls
  • On-site microgrid system with solar, cogeneration and battery backup
  • Food and beverage venues
  • Designing for throughput volume of 66M units and 340 million pounds of raw product per annum – an increase of over 2x existing conditions

55-Acre Salinas Ag-Industrial Center Development

Salinas, California

The Greenfield Development of 55 Acres into Pre-Cooling, Cold Storage & Processing Facilities

The Salinas Ag-Industrial Center is the last remaining acreage available for development in Salinas. It is comprised of 257 Acres and is designed to promote new and relocating agricultural-related industries and innovation for Salinas Valley’s pre-cooling and cold storage industry.

PHT Investment Group will acquire 150 acres within the Salinas Ag-Industrial Center, complete the infrastructure development, and develop an initial 32 acres on Parcel A and 23 acres on Parcel B into cutting edge Pre-Cooling, Cold Storage and Processing facilities. The remaining acreage on Parcel D will be built out over the next 5 years.

10-Acre Yuma Cooler Development

Yuma, Arizona

The Development of a 10-Acre Commercial Pre-Cooling and Cold Storage Facility

PHT will develop a 10-acre parcel located in Yuma, Arizona into a 60,000 SF pre-cooling and cold storage facility. PHT currently owns the land, and will develop a state-of-the-art cooler in Yuma, AZ – the Winter Salad Bowl of the World.

Specialized Pre-Cooling Equipment Acquisition, Leasing and Financing

PHT IG will acquire, lease and finance specialized Pre-Cooling equipment required by Grower-Shippers and operators along the fresh produce supply chain.

Pre-Cooling is an essential step in the process of delivering fresh vegetables and produce from seed to table. It refers to the rapid removal of field heat shortly after the harvest of a crop

This critical step extends the shelf life of fresh produce, expands the markets, and significantly reduces food waste and spoilage

PHT will enter into long-term leases for Pre-Cooling Equipment sales, leasing and financing. Revenue will be based on lease income and maintenance service agreements
